Becoming a homeowner is a big deal! Buying a home is likely going to be the largest purchase you will make in your life.

It is my job to make the process seamless and enjoyable for all parties involved.

STEPS IN THE HOME BUYING PROCESS

BUYER CONSULTATION

The first step in buying a home is to set up a buyer consultation. This is where I will learn more about your goals and reason for buying, time frame, and wants and needs. We will discuss the process, go over expectations, and I will answer any questions you may have. It is important for all buyers to be well informed to ensure there are no surprises along the way!

GET PRE-APPROVED

This step is a must in the Denver market! Offers cannot be made without pre-approval from a lender. It is important for you to know your purchase price range and what you are comfortable paying monthly, and for us to stay within that range. A lender will go over your down payment options, possible homebuyer programs and government grants, and make sure you understand closing costs upfront. It is important to work with a local lender who can pick up the phone seven days a week, including evenings, and be there to run numbers when you are ready to make an offer on a home. I am happy to recommend reputable local lenders to help with the pre-approval process.

SEARCH FOR HOMES

This is the fun part of the process! I will run a comprehensive online search based on the information you provided during our buyer consultation, which will fit your price range, needs and wants, and purchasing goals. When the right home catches your eye, I will schedule a time for us the see the home in person.

MAKE AN OFFER

Together, we will determine the terms and price of an offer for the home you are interested in. After negotiation, once all parties are in agreement and have both signed, you are officially under contract! Within a few days of going under contract, you will submit earnest money to be held by the title company. Earnest money is a good faith deposit on the home to show that you are a serious buyer and intend to move forward with the transaction.

UNDER CONTRACT PERIOD

This is the time between offer acceptance and closing. The typical under contract period is about 30 days, but varies based on the terms and what was negotiated in the offer. During this time, there are many dates and deadlines which must be met, and it is my job to make sure these deadlines are met and we stay on track. Inspection, appraisal, delivery of documents and disclosures, title commitment, and finalization of financing all happen during the under contract period.

CLOSING

The day when all of your hard work pays off and the final step in the process! After funds are transferred to the seller, all documents are signed, and title to the property is officially in the buyer’s name, you will finally receive the keys to your new home!
