STEPS IN THE HOME SELLING PROCESS

PRE-LISTING PHONE CALL

A free, no obligation initial conversation. We will start by discussing your reason for selling and goals for your home sale. I will gather basic information on your home so I can prepare a comparative market analysis and a personalized listing presentation.

LISTING PRESENTATION AND HOME TOUR

I will prepare a thorough listing presentation tailored specifically to you and your property. I will explain what my duties are to you as an agent, we will go over a comparative market analysis of your property and neighborhood, discuss current market trends and potential list price, set expectations, and discuss other details. I will have you show me around your home and tell me everything you love about it.

PREP HOME FOR LISTING

Make any necessary repairs and updates, clean, organize, and declutter. We want every surface to shine!

PROFESSIONAL PHOTOGRAPHY

High quality, professional photos of your home is an absolute must! After your home is prepped, cleaned, and ready to go, I will pay for a professional photographer to photograph your home. Dependent upon the property, I will either create a virtual tour of the home or a floorplan layout.

LIST HOME ON MLS

Your home will be listed on the MLS after all of the necessary details have been compiled to make your listing complete and thorough. Photos of the home and floorplan will also be uploaded. The listing will sync to all the major real estate websites that potential buyers browse online.

MARKETING OF THE PROPERTY

Large, professionally installed yard “for sale” sign, online professional photos and 3D virtual property tour, professionally printed announcement cards mailed to your neighborhood, property and neighborhood highlights displayed in your home during showings, and promotion of the property on social media platforms.

OPEN HOUSES AND SHOWINGS

Together, we will establish a strategy that works best for your routine and schedule to show your home to prospective buyers.

OFFER PRESENTATION

All offers received will either be presented as they come in, or presented all at once at a specified time; whichever you prefer. Each offer will be broken down and explained in easy to understand terms. Once both parties are in agreement, you will go under contract.

UNDER CONTRACT PERIOD

This is the time between offer acceptance and closing. The typical under contract period is about 30 day, but varies based on the terms and what was negotiated in the offer. During this time, there are many dates and deadlines which must be met, and it is my job to make sure those deadlines are met and we stay on track. Inspection, appraisal, delivery of documents and disclosures, title commitment, and the buyer’s finalization of financing all happen during the under contract period.

CLOSING

The day when all of your hard work pays off and the final step in the process! Funds and ownership will be transferred, all documents will be signed, and you will receive the proceeds from your sale.
